A pair of identical multi-story condominiums in Nassau Bay, TX suffered a fire consuming 11 out of 37 total units. The 11 units were destroyed and collapsed to the ground. A fire wall separated the 11 units and preserved the remaining units.
Texas General Contractors (TGC) responded to stabilize and clean the site. Through special engineering inspection, we assessed the integrity of the building and provided temporary shoring for the still-standing building. TGC worked with unit owners to extract valuables from the still-standing units.
The remaining fire wall was unsecured and removed in piece-wise fashion. Once the debris pile was made safe, TGC carefully removed the debris allowing owners to claim irreplaceable valuables and keepsakes. After the debris pile was removed, we installed a shear wall and temporary water barrier at the location of the removed fire wall to protect the still standing 26 units during the rebuild process and likely exposure to multiple hurricane seasons.
The remaining 26 units were deemed uninhabitable by the local jurisdiction and necessary to be brought up to current life-safety building codes including installation of a fire sprinkler system.
TGC performed the surgical demolition, design, procurement and installation of the new fire sprinkler system. Texas General also provided a code analysis report for the owner and city building inspectors. The project is currently in the design phase to rebuild to pre-loss condition.
