Multifamily – Houston, TX
A three-story condominium experienced three feet of flooding during hurricane Harvey. The units are zoned for commercial on the first floor and residential on the upper two stories. After the flood water receded, TGC began the demolition and drying of the units.
According to city requirements, each unit required an individual permit. TGC successfully rebuilt the units while navigating through the quagmire of multiple building codes (commercial and residential), stakeholder requirements (COA Board, property owners, insurance carriers, FEMA), building inspectors (7 different properties with individual inspectors), and the management of the construction to ensure that the homeowners returned to their homes as quick as possible.
During the rebuild of the units it was critical to ensure the buildings were brought up to code and the work was performed with quality because there was an extreme labor shortage in Houston in the aftermath of Harvey. TGC was able to rebuild the units and have the property owners back in their homes.
